being approved as a Participating Broker, here
is how easy the process works:
1. You pull the files of your previous clients who had
a 680 + FICO score at the time of their loan.
2. Using one of the marketing pieces or scripts in your
Broker Manual, contact these clients and briefly explain
the program. Your most recent clients should be the
ones contacted first for greatest results.
3. Complete the Basic Application for those who are
interested. There is NO Obligation for these clients
to participate -- the application is not binding them
into the program!
4. Return the application to Lucian
Development. A representative will contact you
regarding each file.
5. Help your client complete and gather the necessary
standard documentation, and forward these files to Lucian
Development.
6. You are paid for every
complete qualified client file you submit.
7. You have NO
additional obligation, and your commission is not dependent
upon their closing or not.
Once your client is accepted into the program, they
will be placed in the Property Acquisition Queue, and
receive a complete prospectus for the next available
property. Properties are only
available on a first-come, first-served basis.
The prospectus includes all of the pertinent information
such as purchase price, market value, estimated repairs
(if any), etc.
Through special arrangements with several national lenders,
Lucian Development obtains full financing. The client
will own each property at 80% LTV – without cash down.
We handle every step: research, due diligence, appraisal,
closing, etc. After closing, your client OWNS the property,
just as if they personally negotiated and bought it,
only they Do NOTHING – We
Do It ALL, And They Keep 100% Of The Profits!
Even after closing, an independent property management
company handles all the details of the property so they
have no worries. And Lucian
Development even GUARANTEES their mortgage payment.
